Schramm lives in Williamsburg now and is one of the new residents moving in at the complex at 240 Third Avenue.

“It’s a lot of diverse residents, it’s more chill,” she said.

Of the 224 units, 25% are affordable housing. New Yorkers can apply through the housing lottery.

“It is important for us to be responsible developers to be there with our community,” Tavros Capital partner Nick Silvers said.

The New York State Department of Environmental Conservation says the Gowanus Canal is undergoing an area-wide investigation due to soil vapor contamination levels, which can include the installation of mitigation systems to prevent future exposure.

“Remediating to extremes that have never even been performed before to make sure this is safe, affordable and accessible,” Silvers said.

Rezoning of the area after a report in 2009 makes the development possible.

“Seeing it changing but also keeping what’s been here, it’s exciting,” Andrew Steiker-Epstein, brokerage president and chief data officer at Charney Companies, said.
