If a new City Council bill gets passed, renters may no longer have to pay a broker fee when signing a new lease, as long as they aren’t the party who hired the broker.
The Fairness in Apartment Rental Expenses (FARE) Act would shift the responsibility of broker fees onto the party who hired the broker, whether it be the landlord or tenant.
Currently, tenants are often stuck with the bill even if the broker was hired by the landlord. The fee is typically one month of rent, but sometimes as much as 15% of the annual rent.
The real estate industry is pushing back against the new legislation. They say it would ultimately increase rents and hurt broker commissions.
City Council Member Chi Ossé, sponsor of the bill, joined NY1 political anchor Errol Louis on “Inside City Hall” Thursday to discuss more.
